The Problem & Community Genesis
Managing a residential subdivision presents complex administrative hurdles. Prior to this project, the Pasinaya Subdivision Homeowners Association (HOA) struggled with:
⚠️ Fee Collection Inefficiencies
Manual tracking of monthly dues led to delayed bill distribution, payment discrepancies, and tedious paperwork burdens.
🔒 Lax Security & Visitor Tracking
Physical paper logbooks at guard checkpoints were vulnerable to data loss and could not instantly verify homeowner identities or guest authorization.
In response, through the university's extension mandate, the BSIT Program initiated this research project to engineer a tailored, cloud-based platform that replaces manual bookkeeping with automated transparency and real-time security.

- Self-service monthly dues and Statement of Account (SOA)
- Digital payments submission via GCash, Maya, and bank transfers
- Digital Resident Identification Cards with verification QR
- Online community concerns filing and live reply tracker
- Automated monthly dues generator and payment verification queue
- QR-coded visitor pass scanner for real-time guardhouse check-in/out
- Role-Based Access Control (RBAC) isolating financial records
- Immutable audit logging ensuring full transaction traceability
ISO/IEC 25010 Evaluated: In adherence to international software product quality standards, the platform was subjected to rigorous quality assurance testing covering functional suitability, usability, performance efficiency, security, and data privacy.
